On the surface, that sounds simple—find a local agent and move forward.
In reality, that’s where many transactions start to break down.
Finding “an agent” is easy.
Finding the right partner is not.
In this case, one option took a week and quickly became misaligned when expectations didn’t match. Another responded faster but tried to change the structure midstream and went quiet when it came time to commit.
That’s where confusion starts—for the agent, and more importantly, for the client.
When a property is being sold from a distance—whether across the state or across the country—there’s a tendency to “hand it off” to someone local.

When I handle a listing outside my immediate area, I don’t pass the client off to another agent.

This allows the listing to move forward smoothly without losing consistency or control.
Without a clear structure, multiple agents can unintentionally create friction—different opinions, mixed messaging, and missed opportunities.
